Glenefer Gardens Overview / Fruit Trees at Glenefer

At Glenefer we have quite a few fruit trees in and around the complex including:

  • mango trees - near Unit 61 & 80
  • peach tree - near Unit 101
  • paw paw trees- near Unit 20 & 38
  • passionfruit vines - various locations
  • cherry tomatos - various locations
  • lemon trees - near Unit 102
  • macadamia tree - near Unit 38

The trick is to know when they are in season as the fruit goes quick :)

Information for Tenants / Public Transport - Bus and Train

Glenefer Gardens is located close to public transport both bus and train :)

Train
Runcorn and Fruitgrove Train Station are located approximately 1100 metres from Glenefer Gardens.  The Runcorn train is the best train to travel north to the city and takes approximately 25 minutes to arrive at Central train station.  Fruitgrove is the best station to go to if travelling south to the Gold Coast.

Bus
Runcorn Bus Stop is located 600 metres from Glenefer Gardens. The bus stop is located at the corner of Nemies Rd and Belyando St.  To walk to the bus stop there are several foot paths which cross over to Brandon Rd where you can walk up to Nemies Rd and turn right towards Belyando St. 



The Translink website for bus routes has information on what bus you require to travel from Glenefer Gardens in Runcorn to your detination

The closest bus stop is at Nemies Rd near Brandon Rd. 

The "150" bus leaves every 15 minutes in the morning on weekdays to the city and is called bus route 150.

Information for Tenants / Unit Booklet - To be completed

Over time we intend to develop a booklet for each unit which contain all sorts of information in relation to your specific unit, like the exact location of your water box, and internal power box, how to service your hot water system etc.

This will take some time.

Information for Tenants / Mowing at Glenefer Gardens

Glenefer Gardens has plenty of beautiful grass which requires regular mowing.  When we need to mow, we attempt to mow during the weekdays and start in the morning.  We like to mow during the week to ensure tenants have a peaceful weekend, and we usually mow either on a Monday (usual) or Friday.  Typically we begin mowing from 8:00am and try to finish before 2:30pm.  Mowing between 8:00am - 2:30pm during the working week also minimises the chances that children are around as the sound of the mower ususally draws their attention.

However there are times when higher priority tasks/maintenance is required or the weather simply does not allow us to mow during the week and we need to mow on the weekend OR start a little ealier in the morning (ie 7:30am).  Our preference is to mow on Saturday and to avoid Sundays at all cost to provide tenants at least one sleep in during the weekend  :)

As a gesture we can mow the tenants backyard.  Some tenant backyards are only accessable by the ride on mower though their garage door.  If you are at home (typically Monday) and you hear the ride on mower then the onus is on the tenant to raise their garage door and move the car or anything else blocking our access. We will not leave the mower to open your garage door as it is unsafe to leave the ride on mower operational.  To stop and start the mower for each backyard is impractical and would shorten the life of the mower.

In addition the onus is also on the tenant to move any furniture / toys in the backyard, otherwise we simply mow around the items.  We do not move any furniture as we are held responsible should something be broken.

Property Management / Let us perform your property maintenance

All properties require regular maintenance.  Most outside agents simply call for a professional when maintenance is required to your property.  Unfortunately this attracts a professional maintenance cost to the owner. We can diagnose most maintenance problems prior to calling out a professional thereby saving costly call-out-fees.

We carry out a range of out non-licensed simple repairs such as plumbing and building maintenance at a fraction of the cost.  As an example, we routinely replace leaking tap washers at a charge of $33 versus $99.  We recently replaced several old cracked toilet cisterns at a fee of $190 versus $340 supply and fit.

Property Management / Resume and Background for Troy and Davina

Management Rights Background
Troy and Davina are experienced managers and have managed two complexes prior to Glenefer Gardens.  Prior to Glenefer we managed:
  • Sunnybank Terraces (Brandon Road Runcorn) - 17 Units
  • The Manors Moorooka (Hamilton Road Moorooka) - 30 Units

We managed our first complex, Sunnybank Terraces, at age 25 back in 1999 and kept owner ledgers by hand without the use of software.  Today we use the Gateway Express Console software system and could not live without it. 

Troy and Davina both have excellent interpersonal skills and enjoy the social aspect of our roles meeting and talking to various tenants, contractors and our body corporate on a day-to-day basis.  Davina holds a full real-estate licence and is responsible for the majority of the office work. Troy provides the hands on work and can also perform many maintenance tasks saving owners costly contrator rates and call-out-fees. 

Troy and Davina's Professional Background
Troy holds a Bachelor or Engineering (Aerospace Avionics) and has worked as an Aerospace Engineer for the past 16 years with companies such as Boeing, Raytheon, Australian Aerospace and Jacobs Australia. Troy has written software for the F/RF-111C mission and weapons computers, integrated weapons and missiles to the F-111 and has also certified ADF demolition stores such as hand grenades, plastic explosives and aircraft flares. Troy is currently working full time at Glenefer Gardens and is enjoying the change in working environment. 

Davina worked for two well known solicitors in Brisbane.  Starting as a receptionest, Davina worked through the ranks from reception to conveyancer before given the role as office manager.  After close to 9 years, Davina left to help set up Mahoney Lawyers who are management rights specialist.

Troy, Davina Jaidyn, Koebi and Makenna
Troy and Davina have three daughters Jaidyn (age 8 ), Koebi (age 6) and Makenna (age 4) who keep us on our toes.  We recently had a family photo and have attached it below to help you put a name to our face next time we communicate to you.

Every now and then we get a tenant stating that their hot water system does not appear to have as much hot water as when they first moved in.  This is because over time the hot water system fills with air and therefore reduces the volume of water which can be heated. 

To correct this problem the hot water system has a release valve which must be pressed up to release the air (known as prime the hws).  We can show you how to release the air within your hot water system however it is very easy to do.  Locate the hot water system which is at the back of your unit.  There is a valve (metal switch) at the top of the hot water system which can be flicked on.  Once you do this you will hear the hot water system filling with water and therefore pushing the air caught in the system out.  Soon water (and most likely hot water) will pour out of the top near the valve switch.  This means the hot water system is now filled.  You can now turn off the valve and the hot water system should be good for another 3 - 6 months.

Information for Tenants / Bins and Recycle Bins

Glenefer Gardens uses large industrial bins at the front of the complex. 

For general waste we have 2 large industrial bins for Units 1 - 40 in Stage 1 and 4 large industrial bins for Units 41 - 99.   These bins are emptied twice weekly (Mondays and Thursdays). 

For recycle waste we have 2 large industrial bins for Units 1 - 40 in Stage 1 and 2 large industrial bins for Units 41 - 99.   These bins are emptied each week on a Tuesday. 

Please note: If you find one bin full then please place your rubbish in the next bin and not on the ground.  Should all the bins be full then please take your rubbish to the alterative rubbish collection point.  Very rarely are Glenefer Gardens bins totally full.

Recycle bins are used for:
  • Paper Recycling Items
  • Cardboard Recycling Items
  • Glass Recycling Items
  • Metal Recycling Items
  • Plastic Recycling Items

We receive many queries from tenants asking whether they can perform gardening at the front of their unit including planting small plants and flowers and even trimming and pruning small trees.

The answer is yes you can :)

However if you wish to trim or prune any tree it must be less than 2.4 meters in height and would not contribute to a dangerous situation.

Keys Provided
Upon a new lease we will provide a full set of keys to every lockable lock within the unit, PLUS one (1) set of front keys to each tenant listed on the bond form.  It is then the tenants responsibility to arrange for the cutting of keys (key duplication) should the remaining tenants want to be able to lock any other lock besides the front door.  We take a photocopy of the keys provided at the commencement of any tenancy and expect the same number of keys to be returned at the completion of a tenancy.  Failure to do so will incur fees by the tenant (s).  Bunnings provide a cheap key cutting service at around $2.50 per key  ;D

To avoid the situation of lost keys or keys locked inside your unit it is always a good idea to have a spare set of keys to your unit cut (duplicated) and left with close friends or relatives should such a situation arise.  You may be supprised but locking keys inside your unit or losing your front door keys is quite common and usually occurs at the most inconvenient times (ie after a late night out). A locksmith will charge between $80 and $200 depending on the day and time so be proactive and have spare keys organised.

Keys locked inside unit
If you do lock your keys inside the unit then the following process should be followed:
  • If you share your unit with multiple tenants then contact the tenant to arrange for them to open the unit.
  • If you have left a spare set of keys with close friends or relatives then contact them and pickup the spare keys.
  • If the Glenefer Gardens office is attended then come down and pick up a set of spare keys
  • Arrange for a locksmith at tenants cost to gain entry to your unit.

Please note that if we are in the office then we are more that happy to provide you a spare set of keys to your unit which must be used to open the unit and then returned immediately. However if the office is unattended OR we happen to be away for the weekend (short stay) and cannot return to the office then you will need to seek another option provided in the above list OR call a locksmith below.  Just like any other real estate office, we are not a 24 hour service ! 

If you do not share your unit with other tenants, have not left a spare set of keys with friends and you find yourself without keys to your unit outside office hours the you may need to ring a locksmith to arrange entry.  The locksmith will charge you the tenant and if any locks need to be replaced then you are responsible for providing the office a duplicated set of keys.

Lost keys
If you have lost a set of keys which a shared tenant has a copy, then please arrange with them to make a copy of these keys if required.  For instance if you lost your front door keys but have access to the unit via rear door keys then provide another tenant within your unit has a front set of keys you do not need to make a copy unless you specifically want access to your front door.  Please note the cost of duplicating the front door key is at the tenants cost.
   
If you have lost a set of keys which were the only keys for a lock within the unit, then you are required to contact the office and we will arrange for a set of keys to be duplicated. Please note the cost of duplicating lost keys is at the tenants cost.

At the completion of the lease we expect the same number of keys handed out to be returned in full.  Failure to do so will incur fees by the tenant (s).

Information for Tenants / Satallite TV and Dishes

We have many tenants request to have a satellite TV installed in their unit. 

It is important to note that you cannot install any TV satellite dish until you have spoken to the managers at Glenefer Gardens.  We need to ensure that the satellite TV dish is installed in the correct location, is the correct type and does not become an eye saw. 

Generally speaking we do allow satellite TV dishes (the small ones) to be installed in the backyard along the fence line and out of site :)

Information for Tenants / Air Conditioning

Some units within Glenefer Gardens have air conditioners while others do not.  The decision whether to install an air conditioner is at the discretion of the unit owner and depends on his or her plans for the unit. 

If you would like an air conditioner for your unit you have 2 options:

1) You can purchase a portable air conditioner.  Most tenants like air-conditioning in their lounge room for day-to-day living.  The advantage of having a portable air conditioner is that you can move the air-conditioner into a bedroom for those occasional hot summer nights.  You also get to keep the air conditioner should you move to another unit in the future which does not have air conditioning.

2) Enquire to the managers whether the owner would like to install an air conditioner?  Please put your request in writing to Unit 39 OR email us info@glenefer.com.au.  We we put forward your request to the owner on whether the purchase of a new air conditioner for their unit is within their budget and their future plans for the unit.  Please note however: the approximate cost for supply and fit of a split system air-conditioner is around the $2200-$2500 depending on the unit therefore it is more than likely that an increase in rent would be required.
