Information for Tenants / Internet at Glenefer Gardens

There are a number of types of internet services available at Glenefer such as:
•   ADSL 2+ and DSL available via an active phone line,
•   Satellite internet,
•   USB wireless internet, and
•   Cable internet

ADSL 2+ type internet can be provided by companies such as TPG, Optus, iiNet, Vodafone etc.  Cable internet, which is faster and allows more download but typically costs more, can be provided by companies such as Telstra and Optus.  A good website to go and compare plans is http://broadbandguide.com.au/.

Recently tenants have stated to me that they cannot connect to TPG internet, however we have many tenants here at Glenefer connected to TPG Internet.  In some cases the phone line may need to be activated first before internet is connected.  Unfortunately if you want ADSL 2+ then you will have to pay to have an active phone line which will carry the ADSL 2+ internet.  This means a TPG package may cost you $29.99 for the internet PLUS $30 line rental per month.  This will be a total of $59.99 per month.  There is no way to get around this as Telstra owns the telephone line infrastructure (physical wires into your unit) and charge companies like TPG to use the phone line for internet delivery such as ADSL 2+.  If you use cable TV, then you may want to look at Telstra and Optus for their cable internet packages.

The best process for connecting to TPG internet is as follows:

1.   Ring TPG sales and request ADSL 2+ internet connection.  TPG http://www.tpg.com.au/support/contact sales can be contacted via 13 14 23 (option 1).
2.   Pay the initial connection fee of around $99 PLUS your first month $59.99 (Note this price was based on prices available on the TPG website as at 25 June 2013).
3.   TPG will perform line tests to ensure internet can be delivered to your unit.
4.   If TPG line test is successful then you will have internet within a week :)
5.   If the TPG line test is unsuccessful, TPG will give you a FULL refund of monies and also send you an email about WHY the telephone line test was unsuccessful.  Do not lose this email and if possible please send a copy to info@glenefer.com.au.
  • a.   If the line test is unsuccessful, and you want to continue to try and use TPG internet (which we recommend) then call TPG back and ask to set up an active phone line as step 1.  This will cost you around $30 per month and connection fees, but by doing this you will help TPG work out why the telephone line test was unsuccessful.   If TPG indentify faults in the line which Telstra need to fix, then should Telstra charge to make repairs this cost will be paid by the unit owner.  Please note the cost paid by the unit owner relates to any repairs required and not the connection or monthly plan fee.
  • b.   Once you have an active phone line, ring TPG back and have the ADSL 2+ internet connected.
One last method of potentially getting internet is to use your computer to scan for wireless networks.  You may find that the unit next door to you (or 3 doors down) has an internet connection and  wireless router which transmits the internet via password protection.  If they broadcast their SSID (which is their wireless internet name, ie SSID: Geoffs_Net, or SSID: Unit103_Sally), you may be able to ask your neighbours whether they would be willing to share their internet for say 50% - 75% of the price they pay each month (I say 50% - 75% of the price to make it worthwhile to them).  They should be able to provide you a password and you give them your computers MAC address (your unique computer address).  By giving them your computers MAC address, they can put this information into their router and this will only allow your computer to access their shared internet. Even if you give out their password to someone else, that person won’t be able to connect to the wireless internet because they will have a different MAC address.  For more information on SSIDs, wireless internet and MAC address you will need to do some reading on Google.

The current Analogue TV broadcast will be turned off at 9:00 AM on 28 May 2013 in Brisbane / Gold Coast / Sunshine Coast.

Just found out that we can get smaller lids inside our larger lids on our industrial bins so without hesitation I have ordered this for our 6 large industrial bins.  What this means is that for tenants who find the bins too high OR more importantly lids too heavy to lift up, this should ease the burden.

Information for Tenants / TV stations - we can't see all the channels ?

We have been getting requests from tenants asking about the TV stating that they are not getting all the channels anymore.

Free to air TV is switching from Analgoue over to Digital and therefore if you wish to receive TV signal for all stations then you will need to convert over. 

The good news is that Glenefer St Runcorn is expected to get EXCELLENT TV Coverage so once you have upgraded your TV or have purhcased a settop box you are good to go.  You can read more information from the following websites:

Can I keep my analog TV?

Most analog TVs will be able to receive digital TV by connecting a digital set top box or digital TV recorder. So, unless your analog TV is too old to be connected to a set top box or digital TV recorder, it won’t need replacing.
 
However, different TVs use different connections, so it’s important to check the connection points on your TV before you purchase a set top box or digital TV recorder. Your local TV supplier should be able to supply you with the correct cabling.

How much will it cost to switch to digital TV?

Set-top boxes, digital TV recorders and new TVs with built-in digital tuner are available with either a standard definition (SD) or high definition (HD) receiver.
 
SD set-up boxes typically cost between $30 and $80 with HD set-top boxes around $100 or less.
 
An HD set-top box will provide all SD and HD free-to-air digital channels available in your area.
 
Digital TV recorders generally cost more than set-top boxes, because of their additional features. Replacing your television set with one that contains a built-in digital tuner will cost more, depending on the brand, size and features that you choose.
 
If you've already got digital TV, you won’t need to do anything more.

Glenefer Gardens Overview / Agave attenuata

Agave attenuata is a drought tolerant plant that has become quite popular in Australian gardens in recent times. It’s large fleshy leaves really are quite attractive. The only problem with this plant is that as it grows a trunk it tends to fall over. Because of this though it is probably best to give it some space and let it eventually grow into a bush.

The great thing about this Agave though is that it is very easy to propagate from. As the main stem grows it will also send off some offshoots called pups.

We have many many plants and trees at Glenefer and have listed some of them below.

We have just asked the Brisbane city council for two more yellow bins and their use has been outstanding.  So much so that we had recycle rubbish piled up beside the bins.  We had a choice to double the collection days OR increase our bins so I choose the later which means we don't have to hear as many council trucks coming into our complex :)

The lessor/agent is responsible for keeping the property in good condition and fit for the tenant/resident to live in, which includes carrying out maintenance requests.  If you have maintenance request then please read on.  Please note it is the tenant/resident responsible for looking after the property/room and keeping it clean and free from damage.  For more info visit http://www.rta.qld.gov.au/Renting/During-a-tenancy/Maintenance-and-repairs.

Note: If you have a specific time you don't want the maintenance to be carried out (ie morning between 7-10am) then please state so. 

We will respond to all requests as soon as possible. All emergency repairs will be carried out within 7 days (ie hot water system failure), however please note the same priority will not be given for a minor maintenance request like a small leaking tap.

Property Management / Would you like Allen to manage your property ?

I have a full real estate licences and manage close to 80 properties in the Runcorn area.   

The secret to good property management is not only selecting great tenants but being able to keep a close eye on your property.    The state of a tenants garage or front and back yard is usually a good indicator of the state of their unit and although regular 6 month inspections are good so is a fortnightly drive by ;).

This is why I only take on properties within a 10km radius of Runcorn.  If you property is within the map as shown attached below then you are in our catchment area.  Please note if you are just outside this radius then please still give us an email or phone and we may consider it.

We have lower management rates than real estates agents and can also take on most property maintenance without costly call out fees.
