Information for Tenants / Internet at Glenefer Gardens

There are a number of types of internet services available at Glenefer such as:
•   ADSL 2+ and DSL available via an active phone line,
•   Satellite internet,
•   USB wireless internet, and
•   Cable internet

ADSL 2+ type internet can be provided by companies such as TPG, Optus, iiNet, Vodafone etc.  Cable internet, which is faster and allows more download but typically costs more, can be provided by companies such as Telstra and Optus.  A good website to go and compare plans is http://broadbandguide.com.au/.

Recently tenants have stated to me that they cannot connect to TPG internet, however we have many tenants here at Glenefer connected to TPG Internet.  In some cases the phone line may need to be activated first before internet is connected.  Unfortunately if you want ADSL 2+ then you will have to pay to have an active phone line which will carry the ADSL 2+ internet.  This means a TPG package may cost you $29.99 for the internet PLUS $30 line rental per month.  This will be a total of $59.99 per month.  There is no way to get around this as Telstra owns the telephone line infrastructure (physical wires into your unit) and charge companies like TPG to use the phone line for internet delivery such as ADSL 2+.  If you use cable TV, then you may want to look at Telstra and Optus for their cable internet packages.

The best process for connecting to TPG internet is as follows:

1.   Ring TPG sales and request ADSL 2+ internet connection.  TPG http://www.tpg.com.au/support/contact sales can be contacted via 13 14 23 (option 1).
2.   Pay the initial connection fee of around $99 PLUS your first month $59.99 (Note this price was based on prices available on the TPG website as at 25 June 2013).
3.   TPG will perform line tests to ensure internet can be delivered to your unit.
4.   If TPG line test is successful then you will have internet within a week :)
5.   If the TPG line test is unsuccessful, TPG will give you a FULL refund of monies and also send you an email about WHY the telephone line test was unsuccessful.  Do not lose this email and if possible please send a copy to info@glenefer.com.au.
  • a.   If the line test is unsuccessful, and you want to continue to try and use TPG internet (which we recommend) then call TPG back and ask to set up an active phone line as step 1.  This will cost you around $30 per month and connection fees, but by doing this you will help TPG work out why the telephone line test was unsuccessful.   If TPG indentify faults in the line which Telstra need to fix, then should Telstra charge to make repairs this cost will be paid by the unit owner.  Please note the cost paid by the unit owner relates to any repairs required and not the connection or monthly plan fee.
  • b.   Once you have an active phone line, ring TPG back and have the ADSL 2+ internet connected.
One last method of potentially getting internet is to use your computer to scan for wireless networks.  You may find that the unit next door to you (or 3 doors down) has an internet connection and  wireless router which transmits the internet via password protection.  If they broadcast their SSID (which is their wireless internet name, ie SSID: Geoffs_Net, or SSID: Unit103_Sally), you may be able to ask your neighbours whether they would be willing to share their internet for say 50% - 75% of the price they pay each month (I say 50% - 75% of the price to make it worthwhile to them).  They should be able to provide you a password and you give them your computers MAC address (your unique computer address).  By giving them your computers MAC address, they can put this information into their router and this will only allow your computer to access their shared internet. Even if you give out their password to someone else, that person won’t be able to connect to the wireless internet because they will have a different MAC address.  For more information on SSIDs, wireless internet and MAC address you will need to do some reading on Google.

The current Analogue TV broadcast will be turned off at 9:00 AM on 28 May 2013 in Brisbane / Gold Coast / Sunshine Coast.

Information for Tenants / TV stations - we can't see all the channels ?

We have been getting requests from tenants asking about the TV stating that they are not getting all the channels anymore.

Free to air TV is switching from Analgoue over to Digital and therefore if you wish to receive TV signal for all stations then you will need to convert over. 

The good news is that Glenefer St Runcorn is expected to get EXCELLENT TV Coverage so once you have upgraded your TV or have purhcased a settop box you are good to go.  You can read more information from the following websites:

Can I keep my analog TV?

Most analog TVs will be able to receive digital TV by connecting a digital set top box or digital TV recorder. So, unless your analog TV is too old to be connected to a set top box or digital TV recorder, it won’t need replacing.
 
However, different TVs use different connections, so it’s important to check the connection points on your TV before you purchase a set top box or digital TV recorder. Your local TV supplier should be able to supply you with the correct cabling.

How much will it cost to switch to digital TV?

Set-top boxes, digital TV recorders and new TVs with built-in digital tuner are available with either a standard definition (SD) or high definition (HD) receiver.
 
SD set-up boxes typically cost between $30 and $80 with HD set-top boxes around $100 or less.
 
An HD set-top box will provide all SD and HD free-to-air digital channels available in your area.
 
Digital TV recorders generally cost more than set-top boxes, because of their additional features. Replacing your television set with one that contains a built-in digital tuner will cost more, depending on the brand, size and features that you choose.
 
If you've already got digital TV, you won’t need to do anything more.

The lessor/agent is responsible for keeping the property in good condition and fit for the tenant/resident to live in, which includes carrying out maintenance requests.  If you have maintenance request then please read on.  Please note it is the tenant/resident responsible for looking after the property/room and keeping it clean and free from damage.  For more info visit http://www.rta.qld.gov.au/Renting/During-a-tenancy/Maintenance-and-repairs.

If you have a problem in your unit then please send a maintenance request through to our office either via email at our email address below (preferred) or in writing and post to our unit box 39. Please include:

  • Unit number
  • Best contact numbers
  • Problem
  • How long has problem has occurred for
  • Consent for Troy and required tradespeople/contractors to allow access to the property to carry out repairs

Note: If you have a specific time you don't want the maintenance to be carried out (ie morning between 7-10am) then please state so. 

We will respond to all requests as soon as possible. All emergency repairs will be carried out within 7 days (ie hot water system failure), however please note the same priority will not be given for a minor maintenance request like a small leaking tap.

Property Management / Would you like Allen to manage your property ?

I have a full real estate licences and manage close to 80 properties in the Runcorn area.   

The secret to good property management is not only selecting great tenants but being able to keep a close eye on your property.    The state of a tenants garage or front and back yard is usually a good indicator of the state of their unit and although regular 6 month inspections are good so is a fortnightly drive by ;).

This is why I only take on properties within a 10km radius of Runcorn.  If you property is within the map as shown attached below then you are in our catchment area.  Please note if you are just outside this radius then please still give us an email or phone and we may consider it.

We have lower management rates than real estates agents and can also take on most property maintenance without costly call out fees.

At Glenefer Gardens we have 33 x 2 bedroom lowset villa units and 66 x 3 bedroom highset townhouse units.

There are (were) 4 yellow recycle bins located in Bin Area 1 which are used to recycle plastic, glass, cubboard and other recycle material.  Unfortunately there are some residents who used these bins do dump the wrong material including food scraps!  Some residents were using the yellow recycle bins simply because the bins were slightly closer and their lids were easier to lift.

This is unacceptable to the managers of Glenefer Gardens and we have most likely been lucky not to receive any warnings from the Brisbane City Council.  Our standard refuge bins are collected twice a week so food scraps have minimal time to create an off smell, however as the recycle bins are only collected once a fortnight, food scraps placed in these bins produced an awful smell and maggots to breed.

To overcome this situation, Troy has been in contact with the Brisbane City Council.  The 4 yellow recycle bins will be replaced with 2 large industrial recycling bins (1 for each bin area) and they will be collected once a week.  Hopefully with an equivalent weighted lid and futher education in relation to signage the dumping of food scraps and the correct usage of these bins shall recommence.

To apply for a unit at Glenefer Gardens is easy. Like most real estates we require the following information:
  • identification such as drivers licence, medicare card and passport
  • two recent payslips or copies of bank statements to show you can afford the rent
  • previous rental history
The easiest way to apply is to download our application tenancy form, fill it in and save to your computer.  Then simply email the completed application form with relevant information to info@glenefer.com.au.  Below you can download our application form, lease annex which will be attached to our standard RTA lease and Glenefer Gardens bylaws.

   

If you don't have access to a scanner to scan in photo ID's such as your Drivers License and Passport, you may be able to take a photo using your mobile phone and email it to yourself OR email info@glenefer.com.au

Property Management / Property predictions for 2012

Australian Property Magazine has reported the following:

2012 is set to be a year of recovery and consolidation for most of Australia’s property markets.  Some areas will enjoy solid growth driven by latent demand or resources while other areas will languish.

Last year’s market was dominated by natural disasters, mixed economic signals and fragile consumer sentiment. Australian Property Monitors (APM) noted that national median house prices were down by 4.2 per cent but were predicted to rise by three to five per cent in 2012. Sydney’s median house price only declined by 0.9 per cent last year compared to 3.1 per cent in Brisbane, 1.2 per cent in Melbourne, 2.2 per cent in Perth, 1.4 per cent in Adelaide and 3.5 per cent in Darwin.

The traditional spring selling season in 2011 did not eventuate. It was more of a fizzle and pop that saw lacklustre results. Auction rates hovered around 50 to 60 per cent during 2011. Year on year results from October saw Sydney’s median house price fall 2.3 per cent as reported by APM. In contrast, Rismark International house price model recorded a 0.5 per cent decline in median house prices over the year to the end of November. Sydney was one of the most resilient property markets of all capital cities over 2011. Brisbane and Melbourne recorded 7 per cent and 5.6 per cent decreases respectively over the same period. Rismark International recorded a very small 0.1 per cent increase in national house prices in November, which is signalling a projected rebound in property prices.

Here are my predictions for the year ahead:

• The national economy is set to grow strongly on the back of the mining and resources sector. Treasury estimates are for around three to four per cent growth in gross domestic product (much to the envy of the rest of the developed world).

• Immigration is likely to increase as the demand for skilled workers intensifies from economic growth. This will flow on to increased housing demand.

• The prestige market will continue to struggle to gain traction. With a subdued sharemarket, the level of executive bonuses is limited and buyers are cherry picking the stock that’s available at the top end of the market.

Brisbane this time last year was under water with the devastating floods. Key price drivers including interstate migration, reconstruction programs and the massive resource sector investments in regional areas should see solid price growth in Brisbane of over five per cent.

Information for Tenants / Noise and Nuisance

The Queensland govt has nuisance laws to help make Queensland a more liveable place. The laws aim to strike a balance between protecting our quality of life and the reasonable pursuit of activities that have the potential to annoy others.
The nuisance laws are complaint driven – that means a complaint must be made before a problem will be investigated. Anonymous complaints will not be accepted, but complaints will be kept confidential. Investigating officers have the power to issue warning notices, on-the-spot fines, or abatement notices. A warning notice may be issued first, with information on the laws and how to comply with the requirements.
Fines can be issued for common noise offences, usually after a warning notice has been issued. The minimum fine is $150 and the maximum is $600 for corporations not complying with abatement notices. Abatement notices can be issued for a number of offences relating to noise levels and emissions or fumes, light, odour and smoke. Abatement notices are issued to the person causing the nuisance and can require the person to stop the activities, or to reduce the nuisance to an acceptable level. People issued with fines and abatement notices can appeal against the decision.
